RESIDENTIAL PROJECTS

The design and construction of large-scale residental schemes is challenging for all stakeholders, and involves a careful balance of design, functionality, energy performance and sustainability. Commissioning management plays a vital role, and ensures that all systems are designed, installed, operated, tested and maintained to the agreed standards.

Core Group has an extensive track record of providing commissioning management services to many highly-prestigious residential developments. This is just a small sample of the schemes we’ve worked on:

Battersea Power Station, London

Core Group Battersea Power Station project

The first phase of the redevelopment of the iconic Battersea Power Station site featured 865 prime apartments, many boasting stunning views of the Thames.

This ambitious project not only incorporated two energy centres designed for immediate use and future expansion, but also laid down vital infrastructure to support the entire development.

Core Group was originally brought on board by the Battersea Power Station Development Company to enhance the initial design development. However, through dynamic collaboration with the client and professional teams, our role expanded significantly to include the crucial coordination and validation of testing, commissioning, and handover for each sub-phase of this groundbreaking project.

The complex commissioning strategy required the simultaneous completion and occupation of each sub-phase, all while the installation, testing, and commissioning of integrated systems were actively underway. This exciting journey transformed a historic landmark into a vibrant new community.

1 Grosvenor Square, London

Core Group - 1 Grosvenor Square project

Arguably one of the most coveted addresses in the UK, this super prime residential development embodies the ultimate in luxury living.

With an intricate network of connected systems and cutting-edge smart technology, the commissioning process posed challenges which demanded exceptional coordination and strategy.

Every apartment underwent rigorous functional performance testing, conducted alongside the bustling activity of concurrent fit outs. This required seamless collaboration among trades, and the implementation of precise environmental testing strategies to ensure that every service met the high standards expected by both the client and the residents.

Core Group was initially appointed by the developer as the commissioning validation engineer. However, as the project evolved, so did our role, expanding into comprehensive Commissioning Management and defect management.

With unparalleled expertise in all services throughout the development, the Core Group team continued to support the developer after practical completion, overseeing and validating various fit-out projects with precision and care.

BBC Television Centre: Phase 1, London

Core Group BBC TV Centre project

The re-imagining of a national icon

In 2012 Stanhope acquired the Grade II listed former home of the BBC, a landmark that served as a broadcasting hub for over 50 years.

The vision was to create a vibrant mixed-use development that preserved some of the building's original broadcasting functions while introducing commercial spaces, over 400 high-quality apartments, and retail options to the White City district.

To help bring this vision to life, Core Group was appointed by Stanhope to oversee the MEP commissioning process.

Our enhanced verification role included developing and managing commissioning programs, conducting thorough test verifications, and ensuring all documentation is signed off to meet the highest standards.

Newfoundland, Canary Wharf, London

Core Group Newfoundland Canary Wharf logo

Newfoundland, sometimes referred to as the ‘diamond tower’ is an iconic, 58-storey, 220 metre residential skyscraper located in Canary Wharf.

With it’s highly distinctive diamond-pattern exoskeleton that supports it structurally, the building has won several awards for design and execution.

The 67,000m² development was developed by Canary Wharf Group, and executed by Canary Wharf Contractors. It consists of 636 build-to-rent apartments, retail spaces and resident amenities including lounge, private dining room, terrace areas, and fitness centre.

Core Group were appointed by Canary Wharf Contractors for the commissioning management of this technically complex build.

The scheme is served by three 11kV MV electrical supplies which feed three packaged substations serving the landlord’s areas – with the addition of a separate incoming LV supply providing an alternate power supply to life safety systems. An IDNO double substation serves the apartments via an electrical network installed by the M&E sub-contractor.

Cooling is delivered by 4MW of air cooled chillers, and heating is provided by a combination of two gas-fired CHP engines and 4MW of gas-fired condensing boilers. The building is served by a central fire-fighting staircase equipped with a wet riser system and protected by a dual reversible mechanical extract system.

High-spec apartment services include HIU/CIUs, MVHRs, FCUs, standalone HVAC control, electric UFH and warm wall, domestic and electrical services including fire alarm, security and SATV.
